Marcin Swierzewski

I am a partner and head of the Real Estate team in Warsaw. With almost 20 years' practical experience, I advise clients on various types of real estate transactions as well as in development and financing projects. I also lead the German Desk.

As a legal advisor handling real estate transactions and advising clients on a broad range of real estate law issues, I specialise in providing comprehensive advice on real estate acquisition and sale deals. My advice encompasses deal structuring, due diligence examinations of projects, drawing up transactional documentation, participating in negotiations, and assisting in obtaining financing, through to the closure of the transaction and the implementation of post-closure actions.

Over the years, I have worked on transactions relating to shopping centres, office buildings, logistics centres and residential projects.

I have significant practical experience of the property development process, having dealt with matters related to spatial development and obtaining administrative decisions for investments. I have drawn up and negotiated construction contracts, agreements with architects, design agreements, and investment supervision agreements.

I regularly advise our clients in negotiations for leasing space in office buildings, shopping centres and logistics centres and have participated in real estate 'sale and lease back' deals and leasing transactions.

In addition, I advise our clients on real estate financing and on the use of real estate as collateral. I have advised Polish and international banks as well as borrowers, preparing and helping negotiate credit and collateral documentation.

• Advising Raiffeisen Immobilien Kapitalanlagegesellschaft m.b.H. on the acquisition of Warsaw Corporate Center (WCC) office building in Warsaw.
• Advising Exeter Property Group on the acquisition of logistic centre North West Logistic Park in Szczecin.
• Advising manufacturing company KITRON in the negotiation and execution of a lease agreement for a production facility constructed in BTS model located in Grudziadz, Poland.
• Advising a UK based property fund on the sale of a shopping centre in Poland.
• Advising a US based property fund on the sale of an office building in Warsaw.
